A nice list, but I would have added more detail to #1.  Research into any paranormal or folkloric event is so important, and so passed over in the many TV shows that talk about it.  And we're not just talking ghost stories, here, but researching land records, local history and learning a little bit about anyone currently witnessing events.  Sorry, but good ghost hunting isn't like what I've seen on TV, which seems to be a bunch of supposed adults screaming like little girls whenever anything makes a noise in the dark.  It's careful and grungy research and investigation, and sitting around for hours at a time with damn little going on.
